7. How do you determine a property’s market value?

We will provide you a “Free,” “No Obligation,” “No Strings-Attached,” Value Analysis to determine as accurately as possible a carefully thought-out listing and selling price.  This will be accomplished by utilizing what is currently on the market for sale, pending (under contract), sold (closed within the past six months), expired(most likely overpriced),  and those properties that were withdrawn and released, due to the seller not getting acceptable offers and not receiving what they thought was the correct price or deciding to stay and removing their listing from the market.

8. What’s the process to get started with buying or selling?

Clients start by completing the contact form with human verification. Turn Key Real Estate then reviews goals, shows listings, or evaluates properties, and guides clients step by step to closing.

The following is the process for sellers and purchasers to receive our professional and expert services:

Sellers:  We will create a value analysis by asking pertinent questions as to what repairs and/or upgrades the homeowner has completed in the last three to five years in order to ascertain the overall condition of the home, townhouse, condo or coop.  This will assist in painting a picture of the property to aid in determining a listing price at or just below the market value.  This will create an extremely competitive situation amongst similar properties within the immediate area.  This will generate a “ricochet” effect with new or previous purchasers who have not or have seen other similar properties to come out and view this new listing.  This in turn will potentially create a “bidding war” environment predicated and depending upon several variables, such as current demand, total available inventory and the number of months of available homes.  

Statistically, normal inventory is six to seven months, the lower the inventory the greater the demand potentially could be with increased prices (supply/demand economics 101) and the higher the inventory, most likely the lower the demand and prices tend to decrease  (supply/demand economics 102).  

We will explain and convey in a detailed description and analysis, how our selling process functions over the listing period.  We will walk through your home and point out any items that might impact the sale of the property and make suggestions to rectify any issues, if possible.  We do suggest and advise that a seller consider a pre-inspection if their home is twenty years or older to determine the overall condition of their home mainly to see if there are any major issues that the homeowner might not be aware of such as with their heating, plumbing, electrical, roof, foundation, etc.  This will allow the seller to either repair any issues or provide a credit to the future buyer.  However, the seller will, by law, have to fill out and complete a forty-eight questionnaire property condition form that must be provided to the buyer prior to signing the contract of sale.

We will market the property, through targeted advertising, flyers for our L.E.D. window display and throughout the neighborhood, internet exposure, virtual and drone tours (as needed) and photos, to open house traffic, and private showings.  This will hopefully and successfully lead to potential offers, an eventual “agreed and accepted” offer, with either a commitment letter from the buyer’s lender or a document showing “proof of funds” if paying outright in a cash transaction for their purchase.  Turn Key Real Estate and its’ associates will always strive for a seamless and stress-free process leading to a happy ending in the sale of the home.  This in turn will provide us future referrals from both sellers and buyers.

Buyers:   We will always qualify our purchasers as to their budgets, credit scores and debt to income ratios.  This will enable our associates to know in advance how strong their buyers are in the purchasing and/or renting process.  This will become crucial and critical when it involves the purchase of coops with the required board applications and the approval process.  Buyers generally will have to be in a much stronger financial condition in getting financing as well as passing and getting board approval.  Purchasing a single family home can be less stringent and invasive, but will still require optimum financials to receive the lowest interest rate.  We can advise and suggest  several mortgage professionals, home inspectors, attorneys, contractors etc. to aid them in the process of purchasing before, during and after the sale, from the initial research in finding quality or fixer-upper properties, to their inspection and the final walk-through prior to closing.  We will be with you from start to finish making the journey as simple, seamless, stress-free and successful as possible.  This too, will assist our real estate brokerage in gaining valuable future referrals from our buyer clients.

9. Do you provide property appraisals or evaluations?

We provide Broker Price Opinions (BPOs) as well as standard appraisals,by Certified Appraisers, as and when requested and needed for bank financing or court requests when it involves Probate and Estate issues and/or conflicts in settlements.  We are also on Part 36 of the NYS Court System for indigent and/or nursing home individuals and/or those who have passed and require a qualified professional and expert Broker.
